Duties & Responsibilities

A major function of the Assessor's Office is to discover, list, and value uniformly all taxable property in the Village. This work is done to ensure the equitable distribution of the total tax burden within the community. It does not determine the total amount of revenues to be raised. The tax levy is established independently by the state, county, municipality, school districts, and sewer district, to cover their expenses. The total tax levy is then divided among all owners in proportion to the amount of property they own. An assessment will affect your property's share of the levy, but it will not change the total amount of dollars collected. Your municipality is required by law to collect that total amount of tax dollars - no more, no less.

Changes in Assessment

New construction and permitted improvements continue to be inspected annually.  Properties are assessed using a market value analysis with necessary adjustments made to keep the assessed values at 100%. Property owners are notified prior to physical inspections being conducted and also when changes are made to their assessed value. 

Open Book and Board of Review

If you disagree with the assessment or classification of your property, you should first contact the Village Assessor to examine your assessment records and discuss how your assessment was made.  If you are unable to meet privately with your assessor, you should attend the “open book.”  “Open book” refers to a period of time before Board of Review when the completed assessment roll is open for examination.
 
Online appointment scheduling is available. To set up an Open Book telephone appointment please log on to www.accurateassessor.com and click the online APPOINTMENTS link on top of the screen, then choose your location (Walworth, Village), choose your Telephone Open Book date and time, then enter your personal information including the phone number you wish to be contacted at. 2024 Open Book

Tuesday, August 6, 2024 from 1:00pm to 3:00pm

If you have discussed the matter with your assessor, and you are still not satisfied, make arrangements with the Village to appear before the Board of Review.  To assure a hearing, you must provide a written or oral notice of your intent to file an objection to the Village Clerk at least 48 hours before the first scheduled meeting of the Board of Review. In addition, a written and signed form of objection to property assessment must be filled out and filed with the Village Clerk within the first 2 hours of the Board of Review’s first scheduled meeting.  The Objection to Real Property Assessment Form can be downloaded from the Wisconsin Department of Revenue.
