Duties & Responsibilities

A major function of the Assessor's Office is to discover, list, and value uniformly all taxable property in the Village. This work is done to ensure the equitable distribution of the total tax burden within the community. It does not determine the total amount of revenues to be raised. The tax levy is established independently by the state, county, municipality, school districts, and sewer district, to cover their expenses. The total tax levy is then divided among all owners in proportion to the amount of property they own. An assessment will affect your property's share of the levy, but it will not change the total amount of dollars collected. Your municipality is required by law to collect that total amount of tax dollars - no more, no less.

The Wisconsin Department of Revenue has prepared a helpful Guide for Property Owners (PDF) that provides more information about property assessment and taxation in Wisconsin.

Property Assessment Information is available online from Accurate Appraisal, LLC.  If you have further questions about property assessment and taxation, the first person to contact is your local assessor.

Changes in Assessment

New construction and permitted improvements continue to be inspected annually.  Properties are assessed using a market value analysis with necessary adjustments made to keep the assessed values at 100%. Property owners are notified prior to physical inspections being conducted and also when changes are made to their assessed value.

Open Book and Board of Review

If you disagree with the assessment or classification of your property, you should first contact the Village Assessor to examine your assessment records and discuss how your assessment was made.  If you are unable to meet privately with your assessor, you should attend the “open book.”  “Open book” refers to a period of time before Board of Review when the completed assessment roll is open for examination.

Online appointment scheduling is available. To set up an Open Book telephone appointment please log on to www.accurateassessor.com and click the online APPOINTMENTS link on top of the screen, then choose your location (Walworth, Village), choose your Telephone Open Book date and time, then enter your personal information including the phone number you wish to be contacted at. An assessor will call you within 15 minutes of your scheduled time.  If you do not have Internet access, please call Accurate Appraisal at 1-800-770-3927 to schedule a telephone discussion. Property information and the assessment roll book are available online at www.accurateassessor.com.  For additional assessment information, email Accurate Appraisal at question@accurateassessor.com.
